San Francisco Probate, Partition & Trust Specialist

Allison Chapleau

Senior Vice President, Compass Commercial Brokerage

For more than 24 years, Allison Chapleau has worked in exactly one market: San Francisco.

Much of her business comes from relationships that outlast a single transaction: property owners, families, and investors who come back to her sale after sale. She brings the same care and discretion to every deal, but that matters most on the transactions where a property carries more than financial weight, a probate estate, a partition dispute, a family trust.

Her specialty is the complicated transaction: the one that needs a real valuation, pricing that can survive pushback, and buyers who are actually qualified to close. That combination of financial analysis and hands-on guidance carries a listing from the first walkthrough to closing, and through court confirmation when the sale requires it.

Two-plus decades in San Francisco have given her a feel for how each district actually trades, how investors think, and what moves a number up or down that isn't always obvious from the comps. She graduated from the University of San Francisco with a degree in Business Administration and a minor in Finance, and has spent her entire career since serving property owners in this city.

The goal doesn't change deal to deal: protect the client, generate real demand, and land a strong outcome, whether that's a straightforward listing or a court-supervised sale with several parties at the table.

Court-Supervised Sale Experience

Once a court is involved, a sale stops behaving like a normal listing. The buyer pool narrows to people who know what they're getting into, due diligence gets more rigorous, and a pricing or process mistake can cost an estate or its beneficiaries real money.

This is territory Allison works in regularly, not occasionally: probate sales, partition actions, court-confirmed transactions. She took a Lone Mountain development site through a probate overbid process to a final price $1.5 million above list. She's represented sides of partition actions where the co-owners could barely be in the same room, and still walked away with the kind of recommendation attorneys don't hand out casually:

I wanted to write this quick note about Allison Chapleau, and her excellent work on a property sale stemming from a partition action in the San Francisco Superior Court... I unequivocally recommend Allison.
